Townhouse Expansion

The existing residenceis one of three townhomesin an historic 135 year-old Victorian row-house. EASA Architecture is designing a ground levelexpansion that includes a new Guest Room/Home Office, a Bathroom, a Laundry Area, and an expanded and improved rear patio. The project involves excavating and converting approximately 400 sf of previously unimproved utility areaunder the house into new living area.Anew internal staircaselingsthe new Ground Floorspace with the existingtwo floorsof living area above.Painstakingnegotiations and coordination with the City of San Francisco Planning and Building Departments are in progress,and a Fall2011 construction start is anticipated.
